Building approvals fell by 4.7 per cent month-on-month in April in seasonally adjusted terms, while detached dwelling approvals declined for a third month to their lowest level in nearly six years. Callum Pickering from jobs site Indeed says the fall in approvals indicates that construction activity is likely to continue to decline over the next 12 months, although National Australia Bank economist Kaixin Owyong notes that non-residential approvals increased by 16 per cent in April.

Builders at risk as approvals decline

Data from the Australian Bureau of Statistics shows that there was a year-on-year decline of 3.2 per cent in the trend estimate for total building approvals nationwide in January, while the value of total building approvals fell by 1.5 per cent. Justin Lokhorst of the ABS notes that the trend estimate for total building approvals has fallen to its lowest level since May 2013. The data also shows that Tasmania and the Australian Capital Territory were the only jurisdictions that did not record a decline in building approval values in the last 12 months.

Approvals for new apartments slump

New figures highlight the downturn in Australia’s residential construction market. Just 5,921 units, townhouses and semi-detached dwellings were approved in November 2018, which is 18.4 per cent lower than in October. In contrast, some 12,823 dwellings were approved during November 2017. There was a 9.1 per cent decline in approvals for detached dwellings in November, which is the lowest monthly level since July 2013.

Townhouses rise as approvals fall

New building approvals fell by 5.2 per cent in seasonally adjusted terms in July when compared to June, according to official figures released on 30 August. Approvals for detached dwellings declined in all mainland states except Queensland, while townhouse approvals increased by 3.9 per cent. Townhouse approvals for the 12 months to July totalled 36,423, compared to 34,256 approvals for the 12 months to August 2016. In comparison, approvals for high-rise apartments have declined from 76,947 in the 12 months to August 2016 to 65,478 in the 12 months to July 2018.

Housing approvals post small rise but trend points downwards

Data from the Australian Bureau of Statistics shows that there was seven per cent growth in dwelling approvals in November 2016, in seasonally-adjusted terms. House approvals were consistent with the data for October, although there was 17.3 per cent growth in approvals for units. Meanwhile, in trend terms dwelling approvals declined in the six months to November.

New home approvals slow for fourth month

New figures show that a total of 232,194 new dwellings were approved across Australia in the year to February 2016, compared with 234,002 in the year to January. A total of 115,115 apartments, townhouses and semi-detached dwellings were approved in the year to February, after peaking at 120,953 in the year to October 2015.
